Timing "until"

Simple question of definition. Couldn't find anything so I just ask.

How is "until" defined? Does it include the phase it stated it lasts or does it end just before that phase?

For example:

A belle casts undress on a target (until the Start Closing Phase). Does the target still have -2 Df when it has to resist against Caustic Aura which has to be done duringn the Start Closing Phase?

I would assume if something lasts until something it ends right before that event.

So Undress would be gone before you had to make the caustic check

You'd guess right.

"Until 12 o'clock" ends just before 12 o'clock

"At 12 o'clock" occurs...well...at 12 o'clock

So 'at the start of' occurs before anything else. If more 'at the start' are set to occur use the normal sequence for resolving simultaneous events.

Well, in my two native languages the equivalent for "until" would include 12:00:00 but not 12:00:01. That's why I asked. Did not thought the question would be THAT stupid...

1. End effekts.

2. Must effekts occur.

etc

?
